About the Park

Molfar is located on the outskirts of Teresva village in the Transcarpathia region, Tiachiv district. The population is 7,585 people. Molfar is located on the site of a former wood processing factory that operated from 1929 until 1990, with a total area of 19.6 hectares. Currently, tenants occupy about 50% of the park’s territory, while the remainder is empty or contains old production buildings that could be retrofitted. There are currently six active residents in the park, all of which are production companies involved in wood processing, furniture production, and production of fuel pellets from wood waste. The total number of employees in Molfar is 78 people. The management company also implemented an energy efficiency strategy, a heat recovery strategy, and a code of conduct based on circular economy principles, resulting in a significant improvement in environmental performance (increasing from 7% to 33%). Additionally, strategies for attracting SMEs and an industrial synergy monitoring plan were introduced.

Achievements

    • The management company adopted a strategy to attract small and medium-sized enterprises (SMEs), resulting in signed contracts for supply and cooperation with local businesses.

    • To improve production efficiency and reduce operating costs, two tenant companies consolidated their facilities into a single building and insulated its facades in 2023. This initiative also strengthened cooperation between the tenants, particularly in executing joint procurement contracts.

  • The park management adopted an Industrial Synergy (IS) monitoring plan, and several IS projects have been implemented by tenant companies within the park.

  • In 2024, the park’s largest tenant company made significant investments to modernize its production equipment. These investments included upgrading the facility’s ventilation system to improve pollutant absorption and implementing a warm air recovery system. These measures not only enhanced working conditions but also contributed to energy savings during the heating season.

Park management implemented the outreach activity plan, which includes creating a website, participating in Ukraine’s “World Cleanup Day,” organizing volunteers to clean the nearby lake, and similar activities. Although there are limited resources to significantly enhance the park’s social infrastructure, some tenants have increased the social infrastructure for their staff by utilizing part of the production facilities.

  • The creation of the park management company in February 2024 marks a major milestone in park management services. This enables the park to take steps in transitioning into an EIP. Following its establishment, the park management adopted an EIP performance monitoring plan.

  • In 2023, park management representatives actively participated in public hearings on planning documents for the industrial park and its expansion, which significantly influences the development of the park’s master plan and future growth.

To comply with the EIP International Framework, the project assisted the park in adopting a monitoring system to track progress across various areas. The management company implemented an energy efficiency strategy, a heat recovery strategy, and a code of conduct based on circular economy principles, leading to an increase in the Overall EIP score from 16% to 52%.
